Linwood Arms Condominiums
Built in 1986, this eight-story, oceanfront condominium has battled persistent water infiltration issues. LeMessurier was hired by the condominium board to review past studies and develop a coordinated repair methodology.
Document Analysis: Our team reviewed accumulated reports, studies, and repair documentation spanning the building's lifetime to establish a comprehensive understanding of ongoing issues.
Building History Assessment: Previous interventions included complete window replacement and significant Exterior Insulation and Finish System (EIFS) repairs in 2005, though infiltration concerns persisted despite continued maintenance efforts.
Investigation Planning: Based on document review findings, we developed strategies for a targeted forensic investigation of persistent water infiltration problems.
