One Kenmore Square Beacon & Commonwealth Buildings
One Kenmore Square transforms Boston's Beacon Street-Commonwealth Avenue intersection with two distinctive buildings totaling 330,000 square feet. The project required the demolition of three six-story structures and the renovation of two existing buildings while preserving the iconic Citgo sign.
The LEED Gold-certified Beacon Building's 200,000 square foot structure features:
- Cast-in-place reinforced concrete superstructure core that also provides lateral stability to the adjacent existing building
- Demolition of large portions of existing masonry party walls, requiring re-support of existing framing and new framing for access between the new and existing structures at every level
- Structural slabs with infill slabs connecting to the existing building, and 660 tons of structural steel
- Two roof decks requiring specialized structural support, including support points for the future repositioning of the Citgo Sign
The 130,000 square foot Commonwealth Building includes:
- Two levels of below grade parking requiring extensive foundation work
- Steel framing that featured sloping columns and transfer girders to support a curved, stepped building while maintaining column-free tenant spaces
- Precast façade panels with well-coordinated structural attachments that facilitated fast and efficient installation
- Mechanical penthouse with specialized structural requirements
Completed in 2023, the project demonstrates structural solutions coordinating construction in a complex urban redevelopment while preserving historic elements within a constrained site.
