Reeds Brook Middle School
Reeds Brook Middle School, built in 1992, required a comprehensive building enclosure evaluation. LeMessurier conducted an enclosure study for Maine School Administrative District (MSAD) 22, identifying significant water damage and construction deficiencies.
Building Assessment: Exploratory demolition revealed water-damaged sheathing and poorly constructed backup walls behind exterior brick veneers. Window systems, including built-in greenhouses and curtain walls, showed evidence of failure.
Remediation Design: LeMessurier developed complete design specifications and drawings for the exterior renovation. Work included removing brick veneer and installing new weather-resistive systems: a self-adhering air barrier, continuous mineral fiber board insulation, and ventilated phenolic panel rainscreen assembly over existing metal stud framing.
